    Developers underwrite in dollars per door. Railing contractors quote in linear feet. Here is how to convert between the two and what a 2026 Canadian condo pro forma should actually carry.

    Railing Budget Per Door: A Pro Forma Guide for Developers

    A condo pro forma does not have a line item called linear feet of guard. It has a hard cost per door, and buried inside that number is a railing allowance that was probably set from a massing model long before anyone drew a slab edge. By the time a real quote lands, usually after building permit and sometimes after the structure is topping out, the allowance is either comfortable or badly short, and the design freedom to correct it is gone. The conversion between how developers underwrite and how railing contractors price is not complicated. Almost nobody does it early enough.

    How railings are actually priced

    Guards are quoted per linear foot, supplied and installed, because the cost lives in posts, anchors, connections and crew hours rather than in surface area. A 1,070 mm guard and a 1,220 mm guard on the same balcony edge land within roughly five to ten percent of each other, because the post count, the anchor count and the number of times a crew touches the work barely change. That is why linear foot pricing, not square foot pricing, is the honest unit for this trade.

    To translate that into dollars per door, you need three inputs: the average length of guard per unit, the system type, and the share of doors that actually have a balcony. Get those three right at pre-construction and your allowance will hold within about ten percent. Guess at any of them and it will not.

    • Measure guard, not perimeter. The building face does not get a guard. A 2.0 m deep by 4.0 m wide balcony has about 8.0 m, or 26 linear feet, of guard, not 12 m of perimeter.
    • Add party dividers separately. Privacy screens between adjacent balconies are often the same extruded family and the same crew, but they are a distinct quantity and are routinely missed.
    • Count the corners. A wrap-around corner unit can carry 40 to 55 linear feet against a 26 foot interior unit. In a tower with eight corner units per floor, that difference compounds fast.
    • Separate the podium from the tower. Podium terraces, setback levels and townhouse stoops rarely share the tower detail and rarely share the tower price.
    • Note which balconies are inset. Inset balconies carry less guard than projecting slabs, and the same suite plan can differ by 30 percent in railing quantity on that decision alone.

    2026 installed ranges, per linear foot

    The figures below are typical Canadian ranges for 2026, supplied and installed, on repeat stacked balconies in a mid-rise or high-rise with reasonable access. They assume normal quantities (a few thousand linear feet), a standard powder coat, and no unusual site constraints. They are budgeting figures, not quotations.

    • Aluminum picket guard, standard powder coat: roughly $130 to $200 per linear foot.
    • Framed or semi-framed glass in an aluminum frame: roughly $175 to $270 per linear foot.
    • Top-mount frameless glass on a base shoe: roughly $260 to $400 per linear foot.
    • Face-mount frameless glass on the slab edge: roughly $280 to $450 per linear foot, and more where the slab edge needs remediation.
    • Bypass or offset systems used where slab geometry is awkward: typically a 10 to 20 percent premium over the comparable top-mount or face-mount detail.

    One-off runs price differently. A single 60 foot amenity terrace with three level changes and a gate can run 40 to 70 percent above the tower rate per linear foot, because there is no repetition to amortize the engineering, the setup or the mobilization. Repetition is the single largest lever on unit price in this trade.

    Translating to dollars per door

    Run the arithmetic on three representative unit types and you have a defensible allowance. A one-bedroom with a 2.0 m by 4.0 m projecting balcony carries about 26 linear feet of guard: $3,400 to $5,200 per door in aluminum picket, or $6,800 to $10,400 in top-mount frameless glass. A two-bedroom corner with a wrap balcony carries about 42 linear feet: $5,500 to $8,400 in picket, $10,900 to $16,800 in frameless glass. Blend those across a real unit mix, add the units with no balcony at zero, and most Canadian condo towers land somewhere between $5,000 and $9,000 per door for the complete railing package.

    That blended number is the one worth carrying at underwriting. If your allowance is $3,000 per door and the elevations show frameless glass on every balcony, the allowance is wrong by a factor of two and no amount of tendering will close the gap. Better to know that at design development, when the choice between glass and picket on the rear elevation is still a live conversation, than at buyout.

    The railing allowance in most pro formas was set before anyone knew where the slab edge would land. That is the most expensive assumption in the package.

    What a per-door number leaves out

    A per-door rollup only captures guard that belongs to a suite. Everything else has to be carried separately, and in a typical tower that everything else adds 10 to 20 percent on top of the balcony scope.

    • Amenity terraces, roof decks, pool surrounds and podium edges. These commonly total 300 to 1,200 linear feet and belong to no unit.
    • Interior and exterior stair guards, plus the continuous graspable handrail that codes require alongside the guard. Handrail is a separate quantity with its own brackets and its own labour rate.
    • Mechanical screens, transformer enclosures and green roof edge protection, which are often detailed in the same aluminum family and buried in the same tender package.
    • Engineering and stamped shop drawings. When a railing supplier carries a P.Eng. in house this is folded into the unit rate; when it is deferred design by a third party, expect a separate five-figure line.
    • Embeds, blocking, cast-in anchors and slab edge remediation, which usually sit in the concrete or general conditions budget but get argued about later.
    • Swing stage, boom or mast climber access where installation cannot be done from the balcony, and winter hoarding or heat where the schedule pushes into January.

    Pressure-testing the allowance before tender

    The cheapest hour you will spend on this scope is the one where somebody counts the actual linear feet off the typical floor plate and multiplies. Take the tower typical, take the podium typical, multiply by floor count, add the amenity levels and the stairs, and you have a quantity that is defensible to within a few percent. Then apply the ranges above and compare against the carried allowance. If they disagree by more than fifteen percent, the design and the budget are describing two different buildings.

    Ask the mounting question early too. Whether the guard sits on top of the slab, on the face of it, or offset past it changes the structural demand, the waterproofing detail and the price, and it is a far easier conversation at design development than at shop drawing review.
