    Detailing the Interface Between Railings and Curtain Wall

    Where a guard meets a curtain wall, three trades share one joint. Here is how to detail anchorage, movement, thermal breaks and finish alignment before it becomes an RFI.

    Detailing the Interface Between Railings and Curtain Wall

    On most towers, the railing package and the glazing package are drawn by different consultants, priced by different subcontractors, and installed months apart. They meet at a joint that is typically 40 to 150 mm wide, carries structural load, has to stay watertight, has to accommodate building movement, and appears in every marketing photograph of the building. That joint is the single most common source of railing RFIs on curtain wall projects, and almost all of them could have been closed on a drawing during design development.

    Window wall and curtain wall are not the same problem

    The distinction matters more to a railing designer than to almost anyone else on the project. Window wall sits between slabs, floor by floor, and leaves the slab edge exposed. That exposed edge is the structural element a guard wants: you can top-mount to the top surface, face-mount to the vertical face, or wall-mount into the band, and the load path is short and obvious. This is why window wall towers make up so much of the Canadian condo stock and why most balcony guard details in circulation assume it.

    True curtain wall passes continuously in front of the slab edge, hung from anchors at each floor, with the slab edge concealed behind a spandrel panel and a firestop. There is no exposed slab to mount to. Where a balcony or a terrace occurs, the curtain wall usually stops and hands off to a different assembly, and the handoff detail is where the guard has to find structure. On office, institutional and premium residential projects, that is the normal condition, and it should be resolved before the curtain wall shop drawings are approved, because the anchor or embed the railing needs may have to be cast into the slab.

    Decide who owns the joint before anyone prices it

    Three parties share the interface: the glazing subcontractor, the railing supplier, and whoever is responsible for the waterproofing or roofing membrane at the terrace. Each of them draws the joint from their own side, and each set of shop drawings can be internally correct while the assembled result leaks. The following questions should be answered in the specification, not in an RFI at month fourteen.

    • Who supplies the closure piece at the guard-to-glazing junction, and does it get a finish that matches the railing or the wall?
    • Who supplies and locates the cast-in embed or anchor, and by what date does it need to be in the formwork drawings?
    • Whose warranty covers water penetration at a railing anchor that passes through someone else's membrane?
    • What movement does the joint have to accommodate, in which directions, and who sized the sealant joint for it?
    • Which trade installs first, who protects whose finish, and what is the repair procedure when a coated surface gets damaged?

    You cannot hang a guard off a curtain wall mullion

    This is worth saying plainly because it comes up on almost every project. Curtain wall mullions are engineered for wind pressure, self-weight and the movement of the wall itself. A guard applies a concentrated horizontal load at the top of a lever arm roughly 1,070 mm long, plus a uniform line load along the top, and those loads have to land in the primary structure. Some curtain wall systems are engineered to incorporate a guard, either through reinforced mullions or through glazing that is designed and tested to act as the guard itself, but that is a design-stage decision made by the wall engineer with load cases in hand. It is never a field accommodation and it cannot be added after the wall is priced.

    Where the slab edge is genuinely unavailable, the practical options are a face-mounted guard fixed to the slab band behind the wall assembly, a bypass system that reaches past the enclosure back to structure, or a freestanding assembly bearing on the terrace structure inboard of the wall. A bypass approach, which is what our KBP system is built for, is often the cleanest answer on terraces where the enclosure and the guard occupy the same 300 mm of plan but need independent load paths. Whichever route is chosen, it changes the guard height datum, the sightline and the anchor schedule, so it belongs in design development rather than in shop drawings.

    The joint between a curtain wall and a guard is not a detail. It is a contract between three trades, and it should be drawn before it is negotiated.

    Thermal bridging, water and building movement

    Every anchor that crosses the enclosure is a thermal bridge and a potential leak, and on a repeating balcony detail there may be six of them per unit across forty floors. Energy codes across Canada have grown steadily more interested in point and linear transmittance, and a railing anchor schedule is now a legitimate part of that conversation. Thermally broken bases, isolation pads and non-conductive shims all help, and the isolation pad usually does double duty by separating dissimilar metals and preventing galvanic corrosion at the fastener.

    Sequencing decides whether the waterproofing works. The correct order is almost always structure, then anchor or sleeve, then membrane dressed up and terminated against the anchor, then flashing, then railing. Core drilling through a completed membrane after the fact is common on fast-tracked jobs and it is the leading cause of terrace leaks at guard locations. If it has to happen, there must be a documented repair procedure and a signed-off inspection, because the roofing warranty is the one that gets voided.

    Movement is the third factor and the least often drawn. Curtain wall stack joints exist to absorb live-load deflection of the slab above and inter-storey drift. A guard that is rigidly fixed to both the slab and the wall becomes a strut across that joint and will either damage the wall or tear its own anchors out. Anchor a guard to one structural element only, and where a run must cross a building expansion joint, use a designed slip connection rather than a longer sealant bead. Long aluminum runs also move with temperature on their own account, which is a separate calculation and a separate set of joints.

    Making two systems look like one design

    Visually, the interface is a question of datums and rhythm. Three horizontal lines are in play on a typical balcony elevation: the top of the guard, the head of the vision glass, and the spandrel or slab line. If none of them align, the elevation looks accidental. If the guard top aligns with a strong horizontal in the wall, the whole assembly reads as one system even when the materials differ. Vertically, the guard panel joints and the wall mullion spacing should either coincide or clearly not coincide. A 100 mm offset between a mullion and a glass joint is the worst of both options.

    Tolerance is what makes alignment hard. Curtain wall is fabricated to tight shop tolerances and set to survey control, typically within a few millimetres. Cast-in-place concrete slab edges routinely vary by 10 mm or more within a bay and more from floor to floor. The railing sits between a precise system and an imprecise one, which means the adjustment has to live in the railing connection and the joint has to be a deliberate reveal wide enough to absorb the difference. Trying to run a tight, uniform 6 mm joint against a cast slab is how a project ends up with a tapering shadow line visible from the street.

    Finish is the last trap. Anodized curtain wall and powder-coated railing will never match perfectly, because they are different processes with different depth and different behaviour in raking light, and the mismatch grows as both weather. Either specify both from the same finish family and accept a small variance, or design a deliberate contrast that makes the difference read as intent. The one outcome to avoid is a near-match, which reads to every observer as a mistake.
